Montecito estate terrace at dusk: an infinity pool falling toward the Pacific, olive trees and stone loungers along the edge

Aldercrest Estates · Montecito, California

Homes that rarely come to market.

Private representation for Montecito and Hope Ranch estates.

The Registry

Most of what we sell
is never listed.

In 2025, sixty-one percent of Aldercrest's closings never appeared on the open market. The registry is a private list of qualified buyers who see estates before — and often instead of — a public listing. Membership is by application, capped at 120 households, and reviewed each January.

  • —Estates circulated 2–6 weeks before any public exposure
  • —Full film reels, plats, and disclosure packages on request
  • —Direct line to Camille; no assistants, no mailing lists
  • —Your information is never shared, sold, or referenced

Current waitlist: 9 applications · Next review: January 11, 2027

The Broker

$1.4 billion sold.
One phone number.

Camille Voss came to Montecito in 2007 after eight years in New York residential brokerage, where she learned that the best deals are conversations, not listings. She founded Aldercrest Estates in 2014 with a single rule: nothing under eight million dollars, and nothing advertised that doesn't need to be.

She has since closed $1.4 billion across Montecito, Hope Ranch, and the Riviera — including the two highest-priced sales on record for the Hot Springs corridor. She still answers her own phone, still drives every property herself before showing it, and still keeps the registry list on paper.

“Discretion isn't a marketing word here. It's the product.”

Where we work

Neighborhood portraits

Three enclaves, each with its own tempo, its own gates, and its own unwritten market. We know the lanes, the setbacks, and the neighbors — often before the neighbors do.

Montecito at dusk

Montecito

Median close, $8M+: $11.4M

Stone walls behind live oaks, no signage, and lanes that end at gates. The Golden Quadrilateral and the Hot Springs corridor hold the deepest inventory of off-market estates on the coast.

Hope Ranch at dusk

Hope Ranch

Median close, $8M+: $9.8M

A private patrol, a lagoon full of herons, and bridle trails that thread past colonial facades. Roughly one in four Hope Ranch sales we close never reaches the open market.

The Riviera at dusk

The Riviera

Median close, $8M+: $8.6M

Above the town, below the mountains — Mediterranean rooftops, palm silhouettes, and the whole Channel at your feet. Tight lanes, older bloodlines, and very few for-sale signs.

Press

Mentioned, sparingly.

“Aldercrest Estates crossed $1.4 billion in career sales this winter — a figure the brokerage confirmed only after neighbors did the math first.”

Santa Barbara Independent February 2026

“Voss has built one of the quietest rosters in California: eleven Montecito estates sold in eighteen months, nine of them without ever appearing in the MLS.”

The Wall Street Journal — Mansion March 2025

“If Montecito has a house whisperer, she works out of a single office on Coast Village Road and returns every call herself.”

Robb Report November 2024

“A Channel Drive estate, held off-market by Aldercrest for four years, closed within nine days of its first private showing.”

Architectural Digest June 2024
