The Riviera
Above the town, below the mountains — Mediterranean rooftops, palm silhouettes, and the whole Channel at your feet. Tight lanes, older bloodlines, and very few for-sale signs.

The Riviera climbs the foothills directly above downtown Santa Barbara, between the Mission and the Montecito line. Its lanes are narrow and switchbacked, and the best houses sit on the shoulders of the hill with the whole Channel below them.
Most of the neighborhood was built between the 1910s and the 1930s, and much of it is still in the families who built it. Estates above $8 million are rare here; when they trade, they usually trade quietly.
Downtown, the Mission, and the Botanic Garden are each a short drive. Lots are smaller than in Montecito or Hope Ranch, so terraces, views, and gardens carry more of the value.
